Photography, floorplan and EPC arranged within 48 hours of instruction. Accompanied viewings, referencing through Goodlord, and a tenancy agreement drawn against the current Renters' Rights framework rather than a template from 2019.

One named property manager, a maintenance budget you set, and contractors we have used for years rather than whoever answers first. Inspections at six months with photographs, then annually.

Gas safety, EICR, EPC, smoke and CO alarms, deposit protection, Right to Rent. We track the renewal dates and book the work — you get told it is done, not asked to remember it.

For landlords
Rent arriving on time, certificates in date, a tenant who wants to renew. None of that is exciting and all of it is what you are actually paying for. We hold roughly £3.1m of rent through client account each year and it is reconciled daily.

For tenants
Renting through most agents means paying a lot to be treated as a risk. We charge you nothing beyond what the Tenant Fees Act permits, we tell you what a property actually costs to heat, and repairs get logged and chased whether or not you follow up.
What people say
The boiler went on a Sunday in February. I called the out-of-hours number expecting a voicemail and got a person, and an engineer came at eight the next morning. That is the whole review, really.

Where we work
